Window replacement in Lowell, MA

Energy-Efficient Windows in Lowell, MA

  • Double-pane replacement: national cost guides put most at $400 to $2,000 per window installed.
  • Code ceiling in Massachusetts: replacement windows have to rate U-0.30 or lower (climate zone 5A).
  • ENERGY STAR Northern zone: U-0.22 or lower; the 2025 "Most Efficient" tier asks for U-0.20.
  • Mass Save: $75 per window in 2026 when Most Efficient windows replace single-pane glass, after an energy assessment.
  • Install time: 30 to 60 minutes for a single-hung window under 10 square feet.

Lowell Window Replacement is a free referral line to a window contractor who measures before quoting, for double-pane low-E windows, warm-edge glass and ENERGY STAR units rated for the Northern zone. The installer gives you the price and the NFRC numbers for each window in writing.

Energy-Efficient Window Options: Glass, Gas, Spacers and Ratings

Low-E Coatings

"Low-E" means low emissivity: a clear, invisible coating on the glass that reflects room heat back inside instead of letting the glass give it off to the outdoors. In a cold climate that is the job you are paying for. The same coating blocks about 99% of ultraviolet light, which the NFRC consumer guide says cuts fading damage to floors, rugs and furniture by 75%. Cost guides put low-E double- or triple-pane glass at 10% to 25% more in material cost than plain insulated glass.

Argon-Filled Double-Pane Units

Filling the gap between panes with argon instead of air reduces heat loss, because argon is denser than air. Krypton performs better and costs more; argon is the common, affordable choice. The fill escapes slowly, about 0.5% a year in an efficient unit. On price, a 2026 homeowner survey averaged $400 per single-pane window, $529 for double-pane and $609 for triple-pane. Whether a third pane pays off in your house is its own question; see triple-pane windows.

Warm-Edge Spacers and Insulated Frames

The spacer is the strip that holds the panes apart at the edge. Metal spacers are common, but heat and cold pass through them easily, which raises the risk of condensation at the glass edge. Warm-edge spacers blend metal and non-metal materials, and fully non-metal spacers block the most heat flow. The frame matters too: vinyl and fiberglass frames may be hollow or filled with foam insulation, and aluminum frames typically include thermal breaks. NFRC U-factor ratings include the frame and spacer, not just the glass, so the label number is the one to compare.

ENERGY STAR Northern-Zone Windows and the NFRC Label

Massachusetts window programs use ENERGY STAR's Northern zone. Under Version 7.0, in effect since October 23, 2023, a Northern-zone window qualifies at:

  • U-factor 0.22 or lower with solar heat gain (SHGC) of at least 0.17, or
  • U-factor 0.23 or 0.24 with SHGC of at least 0.35, or 0.25 or 0.26 with SHGC of at least 0.40 (the equivalent-performance options)
  • Air leakage of 0.3 cfm per square foot or less

The 2025 "Most Efficient" criteria go further in the Northern zone: U-0.20 or lower with SHGC of at least 0.20. Every certified window carries an NFRC label. U-factor sits top left (typical range 0.10 to 2.00, lower is better) and SHGC top right; visible transmittance and air leakage appear below.

Energy Code U-Factor for Replacement Windows in Lowell

Massachusetts' base energy code is the 2021 IECC with state amendments, and Lowell has been a Stretch Energy Code community since January 1, 2011 (it has not adopted the Specialized Code). The Stretch Code (225 CMR 22) places the state in climate zone 5A, and its changes target new-home ratings and large alterations rather than replacement windows.

  • Maximum window U-factor, zone 5 (2021 IECC)

    0.30
  • Maximum skylight U-factor

    0.55
  • SHGC

    no requirement in zone 5
  • Who it covers

replacement units, including sash-and-glass replacements, must meet the same table
  • Proof

    an NFRC-rated, manufacturer-labeled U-factor

In practice, a quote for any ENERGY STAR Northern window clears the code with room to spare. The step to watch is a low-cost sash kit or glass-only unit with no NFRC rating at all. The code number applies to the window; the building permit is a separate step.

Mass Save Window Rebates, HEAT Loan and the 2026 Tax Credit

Incentives change yearly, so check each one against the program's own page before you count it in a budget.

  • Mass Save window rebate

$75 per window, only when ENERGY STAR Most Efficient (Northern) windows replace single-pane windows. The old windows must be verified at a Home Energy Assessment or virtual visit within two years before you apply, and any air sealing or insulation the assessor calls for must be done first.
  • 2026 dates

a Mass Save sponsor lists the rebate for purchases from January 1 through December 31, 2026; Mass Save's own page reportedly sets a February 28, 2027 application deadline.
  • Mass Save HEAT Loan

0% financing up to $25,000 over the life of a customer's upgrades; ENERGY STAR replacement windows qualify only together with completed weatherization, and the applicant must be the homeowner.
  • Federal 25C credit

ended for property placed in service after December 31, 2025, so windows installed in 2026 get no federal credit.

If your house still has its original single-pane sashes, those are the windows the rebate is written for. In a pre-1978 house, the old sashes come out under lead-safe work rules.

Frequently asked questions

Our 1920s cape still has single-pane wood windows. What has to happen before the $75 Mass Save rebate applies?

Your existing windows have to be verified first, at a Home Energy Assessment or a virtual visit, and the new ones must be ENERGY STAR Most Efficient for the Northern region. If the assessor recommends air sealing or insulation, that work is required before window incentives are paid. Mass Save says a typical home saves $101 to $583 a year replacing single-pane windows this way.

Can we still claim the federal window tax credit on windows installed this winter?

No. The federal Energy Efficient Home Improvement Credit (25C), which allowed up to $600 for qualifying windows, is not allowed for property placed in service after December 31, 2025. Some cost guides still mention it, so ignore any 2026 quote that counts it as a discount. State programs such as the Mass Save rebate and HEAT Loan are separate and run on their own rules.

Is plain ENERGY STAR enough, or do we need Most Efficient windows to get anything back?

For the Mass Save window rebate, you need Most Efficient. ENERGY STAR's Northern zone allows U-0.22 or lower; the 2025 Most Efficient tier asks for U-0.20 or lower with a solar heat gain of at least 0.20. Both clear the Massachusetts code ceiling of U-0.30 easily. The difference is the rebate, not code compliance.

How do I check the windows in a quote against the energy code before signing?

Ask for the NFRC rating of each window model, or a photo of its label. The U-factor is the top-left number on the label, and for a replacement window in Massachusetts it should be 0.30 or lower. NFRC ratings cover the whole unit, frame and spacer included, so they compare fairly between brands and frame materials.

Does the argon in double-pane glass leak out after a few Lowell winters?

Slowly. The NFRC consumer guide puts the leak rate for an efficient window at about 0.5% of the gas fill per year, so after 20 years the window still performs at about 90% of its original level. A unit that fogs between the panes has a failed seal, which is a different problem from slow gas loss.
